Solicitors

We can arrange for you to see English speaking Spanish solicitors, to consult with you and make the necessary arrangements for your property purchase.

Having instructed a solicitor they will manage the following on your behalf:

1. The title of the property is checked
2. They will ensure that the person selling the property actually owns it
3. Whether there have been any changes to the property
4. Building licences and permissions are all in order, where applicable
5. The terms and conditions stipulated by the seller are checked for fairness


N.I.E NUMBERS

There is a new Law as of the 1st January 2003 that states any foreigners purchasing property in Spain now need a NIE (National Identification Number) BEFORE attending the notary for final signature of the title deeds.

An NIE is needed to hold a Spanish insurance policy, to open a bank account, to buy or sell a property and to pay any taxes. It is necessary for practically any transaction in Spain.

We will hand hold you through the process of obtaining an NIE.

WILLS

If a foreigner dies in Spain without having made a will, his estate can be disposed of under the Spanish law of compulsory heirs.

The writing of your will is all part of the service offered by our recommended solicitors.

SCHOOLS

We can provide you with information regarding local schools and international schools in the areas that you are purchasing.

FURNITURE PACKS

We have recommeded suppliers of furniture packs which incorporate all that is needed to move into your property.

ENGLISH TV

We have installers of English TV/Satellite which can be arranged on your behalf if required.

HEALTH & MEDICAL

We will advise you on how to organise your health care, depending on whether you are moving permanently to Spain or holidaying on a regular basis. We will ensure that you know where your local Centro de Salud (Health Centre) is.

MORTGAGES

If you require a mortgage, we can point you in the right direction and take you to a bank of your choice to make the arrangements.

TRANSLATORS

We have translators available for all aspects of your purchase and any other requirements you many have subsequently.
